Hunter Region NSW Property Data - Why Renovate in Hunter Region NSW?

As population growth in the region has increased, so too have calls for more housing to meet the growing demand. Anita Hugo, regional director for the Property Council in Hunter, explained that population growth in the past five years has been higher than projected.
"The region is projected to experience significant growth in the coming years, which is likely to put pressure on housing demand and current housing supply," she commented.
She did note that the region is looking likely to meet its 2041 housing targets; however, like her Illawarra counterpart, she called for the continued implementation of measures to ensure that the targets are met.
"Strategic planning that sets targets and encourages a scalable supply of new housing based on serviceability will be critical. Improved data metrics will help determine the alignment of growth in the broader region," she said.

The Department of Planning and Environment has predicted that the region will need 84,700 dwellings from 2016 to 2041, at a rate of 3,380 dwellings per year, in order to meet predicted demand. While the area is on track to meet these requirements, the projected demand is currently lower than what is being experienced in parts of the region.

We will need to be flexible in our approach to housing, and take a proactive approach to diversity in order to meet the needs of a constantly changing population.

In Q2 2021, Hunter Valley's median house price was $597,500, and the median unit price was $430,000. This represents annual price growth of 27.1% for houses and 32.3% for units. Between Q2 2020 and Q2 2021, total sales in both markets increased, by 61.5% for houses (to 273 sales) and by 18.5% for units (to 32 sales)
Both the median price and number of sales are increasing, which indicates that investment returns are real and consumer confidence is growing. This is good news for vendors who want to sell, as demand is exceeding supply.
